Great job on the closet clean out yesterday. It always feels good to get organized.Penny-sounds like everything is set for you great trip. You deserve a to have some fun. Being a stay at home mom can be very difficult. I just get to lazy doing it. I tend to be on here too much when i'm home for a long period of time.
Eleni-glad to hear about the piano lessons. Where you live with the birds coming to see you in the morning just sounds so pleasant.
Sherri-Hope you are doing well today, and I'm glad the the counseling went well. How are you doing counting points. I think doing it the way you are doing it is great, cuz that leaves you with no choice but to do well. You can't beat the price you are getting it for. I would love that price.

They accepted our bid, and we got preapproved for a conventional loan. We will refinance in a few months with the mortage company/ fha, and bring down our payment about 200 a month. We had to go this route, or we would lose the house, or have to do all the repairs before fha would approve it, and fannie mae wouldn't pay our closing cost. Which this still could be an issue. Long story, but the mortage guy insures me we are in, as long as we don't go buy any major things on credit right now. Can't happen. Gotta have it for the house. I have to call the mortage company tomorrow to make sure they send over the preapproval letter to the fannie mae realtor. I got to thinking I remember seeing this house earlier this summer, and I wouldn't touch it cuz of the price for one, and 2 because of the tree painted on one of the kitchen walls. Like trees and birds but not in my kitchen. There is an old wood burning stove in the kitchen/dinning room. It will be gone. Hopefully we can sell it cuz it can bring 3-6,000 dollars. I checked it out on internet yesterday. Just gotta find someone that will buy it. That would pay for our kitchen being redone, and appliances. We want to put in new counter tops, cupboards, add an additional counter top like a bar, and wood floor. Painting the walls foresure before we move in. If we kept the stove to heat with it would cause a big increase in insurance, not worth it to me. We were thinking about tearing down the wall between the full bath and the half bath, and making one big bath with an entrance from our room. All rooms will need some painting before we move in. The living room only needs touch up on the ceiling. The ceiling is rounded at the top. All of hubbys friends have built houses. They are going to help us paint, and move, and do some of our remodeling. We also must take care of the moisture on the basement walls. We are hoping basement seilant (sp) will take care of this problem. I've been looking at curtains, and appliance on the net will do some more. My mind is going 100 miles an hours. My sister disappointed me yesterday. Thought she would be really happy for me to get a house with my own property, my own basement, and my own garages. Yes there are 2 and a shed in the back that we will redo for the dog, and the top of it will be done for the boys a play room. I don't know if she is mad because we are getting 2 garages with the house or what. She doesn't have her garage yet. The garage on the house may eventually be part of the house. But that is down the road. I showed her some pictures, and all she said is what she saw on the internet, the house was no big deal. Thanks for being excited for me. No the house isn't 1600 sq foot, it's only 1045, but it has a basement. With that, we have 2090 sq feet as far as i'm concerned. Eventually brandon's room, an office for me/sewing room, and a family room will be in the basement, maybe even a shower. The main thing is it's ours. It's our land, It's our house. I don't think she is too thrilled with the location either. I think she thinks I moved where I am just for the hubby. He wanted to be closer to his mom, and his friends. I wanted a house with land, duablity, a walkout basement, (don't know why) I wanted one a little cheaper, but the house by just painting it will have equity in it. The man before us paid 141,000. We just got it for 130,000. Reator says you just paint the rooms and you can sell it for 150,000. Bonus. So it really

Seems like our family lately is just really full of S*1?. and I don't know why. We are going to my parents today, which because of their situation, they probably will never see the house.
