Crappy apartment landlord (and maintenance staff), how to deal?
 
Okay, we have been living in our new apartment for about a month and a half. We have a few minor things that needed to be fixed before we moved (new set of blinds in the dining room). However, we have also had some MAJOR fixes in the last couple weeks: dining room window became broken around 4th of July weekend, probably damn kids and their firecrackers!!!! :mad: ... also there is a hole where wasps are getting into the dining room via the ceiling, and my fiance covered it with electrical tape. HOWEVER wasps are now getting in from another place (maybe the window? He's attempted to cover the gaps already)

I really don't know how to tell the landlords that I've reported these issues multiple times without just yelling swear words at them in frustration. I saw online that if it's been 14 days since reporting the issue that I can withhold rent. Does anyone have experience dealing with issues like this with landlords? (I live in KY if it helps)

Send it in writing, and keep a copy. Then if they don't respond in a timely manner, you can call the housing authority on them. A warning from them might get it done, and all requests in the future!

Be careful on withholding rent. I believe it has to be a life-safety violation (ie--no running water, no gas, etc). I don't know if wasps fall into this category even though people may have a life-threatening allergy.

Check with your state apartment association to get guidance on what can/should be done.

Good luck! Lousy maintenance and office staff is a pain.

Keep a written log of EVERY TIME you talk to your landlord about these things. Trust me, having things like this written down helps a lot!

Send them an email or a certified letter so you have a documented date when you requested these things be taken care of,
