To RE-list or NOT to RE-list???

That is the question. We have to make our decision by next Monday.   I dont know with the holidays coming up I dont really want to have to keep the house staged. I am not even sure I have it staged well now. Can I get some opinions from all of you if you dont mind. I have some photo’s from the realtor.  It shows all but the bathrooms, the office , and smallest bedroom. Oh and it doesnt show the upstairs 10×8 storage room.

Front porch (should we put lace curtains on windows? (to hide age , they are about 75 years old)

Master is about 20 long by 15 wide not sure what else to do. Should we use other types of linens. (we put in sage green curtains that tie back to give some color to the room.

One of two barns. You can see just in the door of the barn is the wall (with floor to ceiling windows /no glass) off of a old one room early 1800’s schoolhouse from the area. A farmer got it (in 1940’s) before they tore the school down.

 Soooooo I need help from you ladies. I am at a loss as to what else I can so to stage the house. Should we keep it up during the holidays? OR should we wait until spring and relist it then and do more work in the meantime.  Is there ANYthing that can be doen to make it look nicer????   Help please???????I am not looking for you gals to make our decision just some opinions.  :)
I did okay on eating yesterday. I went over in points a little however all in all ate real healthy and drank a ton of water. :)  No workout though.

  1. Joy, you have a gorgeous house and you have kept it so well. As for relisting, I would wait until spring. For 2 reasons, you don’t want to move in the middle of a school year and your younger son is doing so well and your older son is in his last year (well last year where you are responsible for him).. so that disruption might be bothersome. Secondly, you want to enjoy your holidays and I think the having to keep the house ready for a showing already drove you crazy enough this year.

    As for staging, the biggest thing that I can see is the barn needs some doors. Maybe they are there, but they aren’t showing in the picture. Other than that flowers and colourful accents thrown in here and there would help. I would definitely do the planter boxes by the entrance.

  2. I agree…pull it off the market and re-list in the spring. I am an HGTV junkie, so here’s what I recommend:

    1. re landscaping; there is no such thing as too many flowers. Definitely add some like you are thinking.
    2. remove the wallpaper border in the kitchen, and paint the room a warm color you can live with.
    3. No kitchen fan; it reminds people it gets too hot in there. Pick a more updated light fixture.
    4. porch-add a few plants, particularly at least one in the 4-5 feet tall range to warm up the space.
    5. F/R-D/R-paint a nice color, and get a Tiffany lamp to match.
    6. Really, all the rooms need to be painted to bring some warmth and color in. They don’t have to be bold colors, but you need to do this. It will make a major difference in each and every room.

    Property is amazing. I wouldn’t add lace curtains anywhere. You need bolder window treatments, too. Wood shutters (plantation style if you can afford them, even in any one room, would be a huge improvement), really good quality woven blinds, etc.

  3. Thanks chickies DH & I were leaning towards waiting till next spring to re-list.
    I looked at some of the great ideas and am going to :
    1) Put cut in half wiskey barrel flower planters on either side ot (new just built wood porch)
    2) We have about a 45-75 foot area filled with planter boxes for more flowers on drive side of house. Those will be filles with wildflowers (weeds kept at a min. I hate weeding)
    3) we will make the bedroom a tad darker and add a darker sage green quilt, pillows, skirt & shams.
    4) kitchen has about a dozen recessed lighting in the wood ceiling so we dont want to add another low hanging light to take up air space and make it look cluttered. So we might still go with a ceiling fan a bamboo one.

  4. Wow your house is gorgeous I’d buy it! Oh wait I’m broke can’t afford it :(

    Personally I do think it is staged well overall though.

    BUT I do agree with removing the trim in the kitchen and maybe adding some flowers for landscaping.

    The painting thing is hard because if someone hates the color they might be dumb enough to think “oh I don’t like this place” - I’ve seen people say that and I’m like HELLO that can be PAINTED!

    If you do decide to do some painting pick warm and neutral colors :)

    I agree w/the others, wait to re-list until spring. Then you can enjoy the holidays and cash in on the spring buying season.

    As a fellow HGTV junkie (it’s actually on in the background right now) I’d ditch the border and paint any room that is white. The color that you have in the kids’ tv room is perfect, very neutral. If you don’t want to have the same color throughout the house you could do lighter/darker versions of the same shade so that everything flows.

    Once spring hits, throw some flowers in the whiskey barrel. I’m a huge fan of wave petunias b/c you plant one little plant and it sprawls all over the place.

    And for the porch, I would buy grass shades (I think that’s what they’re called). They’re like roman shades but made of a semi-transparent material in warm, wooden colors. We just bought them from overstock.com for our entire house and the total was right around $300. If your windows are a standard size they should be cheaper.
